Keys Property Management Enterprise, Inc. a family owned and operated business, was founded in Key West, Florida in the year 2000 by James and Karen Headrick. In 2005 the company expanded operations into Brevard County, adding a corporate office in Cocoa Beach, FL. In 2018 we opened a second fully staffed office in the Suntree/Viera community. The executive level employees offer over 170 combined years of property management experience. Throughout the years, the company has managed more than 35,000 units from properties and developments. The company maintains long lasting relationships with its clients. Its Key West beginnings have laid a foundation of expertise in hurricane preparedness and aftermath.

Keys Property Management is an active member in the Space Coast Communities Association (SCCA), Brevard Community Association Advisors for Management Professionals (CAAMP), and the Community Association Institute (CAI) to keep up with the ever-changing regulations and complexities of Association Management and the company is proud of its Community Association Institute affiliated management company designations. The firm prides itself on the visibility and accessibility of its management staff, which has been a large factor in ensuring the success of the company. Employees are encouraged to expand their education by attending seminars and obtaining designations offered by various industry organizations.     Mr. Headrick brings with him over twenty-five years of management and supervisory experience in addition to more than seventeen years in Association Management. Prior to working in real estate, Mr. Headrick worked for Coca Cola where he managed national chain accounts and independent locations. Responsible for overall company growth, increasing company profits, and maximizing the efficiency of the operation, Mr. Headrick also trained new account managers and oversaw the distribution system. He played a pivotal role in contract negotiations with governments and corporations. Mr. Headrick brings extensive customer service experience built on long standing client relationships and understanding the needs of his customers. His success is driven by his effective decision making and exceptional ability to problem solve. He is excited to lead the company introducing new technology and enhancing the firms’ capabilities. Mr. Headrick has continued his education through CAI earning his CMCA® and AMS®.

    Mrs. Tanz has over 16 years of experience in the real estate industry and has overseen the operations of over ten thousand units in several states throughout the nation. Mrs. Tanz has supervised a diversified portfolio of high rise, garden style and townhouse properties. She has extensive knowledge in the management of multi-family and mixed use locations consisting of tax credit, market rate, rehab, lease-up, commercial retail and historic sites as well as experience in human relations, training, operational, accounting, financial review and budgeting experience. Previously, she served as Sr. District Manager for Cornerstone Residential Management, Inc., where she supervised properties containing 4,219 units and 89 employees with 4 lease ups and 1 rehab. Mrs. Tanz holds a Doctorate in Behavior Analysis from the Florida Institute of Technology, a CPM® designation from the Institute of Real Estate Management, a Florida CAM license and a Florida Real Estate Brokers License.

    Senior CAM

    Mrs. Wentz comes to us with an extensive career in property management and
    supervision. Mrs. Wentz spent twelve years in the hotel industry as an Assistant General Manager. During her
    time in the industry, she was involved in managing staff hotel complete remodels, human resources, managing a
    staff of more than 100 employees. Mrs. Wentz earned manager of the year and best hotel stemming from bring
    a hotel with one-star reviews to five-star reviews. Mrs. Wentz entered the Association management industry
    during covid. She was an onsite office manager at a 616-unit beachside community then obtained her CAM
    license and managed a 144-unit community for three years. Mrs. Wentz is active in local professional
    organizations such as CAI, CAAMP, and CAMU further her education and training.

    Senior CAM

    Mrs. Whittington comes to us with an extensive career in Real Estate. Ms.
    Whittington spent 20 years in Real Estate Lending industry working all aspects from Loan Audit Quality
    Control, Loan Officer, Underwriter but primarily as a Senior Loan Processor. During Ms. Whittington’s tenor,
    she trained all loan officers and loan processors. She then took her love for housing and people and transferred
    into Property Management. Ms. Whittington spent eight working as a portfolio manager residential
    manufactured housing serving several communities. Ms. Whittington obtained her Florida CAM License in
    2021. While working as a CAM in Florida Ms. Whittington has worked onsite and as a portfolio manager
    managing multiple communities. Ms. Whittington has been active in the local CAI chapter and CAAMP further
    her career and development as a CAM..

    Mr. Alexander began his first fulltime job in leadership in 1986. During his career, he has served in managerial roles for Wal-Mart, Universal Studios Orlando, and Comcast Cable. Mr. Alexander began his Association Management career in 2004 in Brevard County experiencing four major hurricanes during his first year in the industry. Rick joined our team working with us and then one of our client developers in two large communities. He obtained his CAM license in 2006 and has been fulltime in the industry since obtaining his license.

    As a seasoned community association manager with 14 years of experience, Jacqueline Bell
    brings a unique blend of expertise, leadership, and dedication to her work. Her professional journey began with
    service in the United States Marine Corps, instilling in her the values of discipline, integrity, and teamwork. In
    2003, Jacqueline obtained her real estate license in Florida, expanding her knowledge and skills in property
    management. Her experience spans both on-site property management and portfolio property management, with
    a focus on the latter for the past five years. A resident of Titusville since 2012, Ms. Bell is deeply rooted in the
    local community. Her commitment to delivering exceptional service and building strong relationships has
    earned her a reputation as a trusted and effective community association manager. With Ms. Bell’s diverse
    background and expertise, Jacqueline is well-equipped to navigate the complexities of community association
    management, ensuring seamless operations, and fostering a sense of community among residents.

    Mr. Burgey brings with him over twenty-five years management experience. Mr. Burgey served twenty- three years in the United States Coast Guard. After serving in the U.S. Coast Guard, he managed several marinas in the area. Mr. Burgey then started property management. He began working as a Licensed CAM in 2014 for our firm. During his time with our firm Mr. Burgey obtain his Florida Licensed Sales Associate License.

    Mr. Cordeau joined the Keys Management Team in 2018. He has over twenty-five years in the construction and maintenance industry. He began his career as a maintenance technician for a national hotel chain. The first assignment was on a direct oceanfront property fully understanding costal conditions. Mr. Cordeau then enlisted in the United States Navy where he served for fourteen years where some of his duties were in ship maintenance from welding all the way down to renovations. He then spent several years in construction working his way up to supervisor managing a crew of fifteen responsible for the performance of his team and the projects. He left the construction industry working as a maintenance technician for a national retail department store and overseeing their facility maintenance covering multiple counties within Florida. Mr. Cordeau joined our team initially as a maintenance technician. He developed his career while obtaining his CAM license while building an exceptional relationship with his clients.

    Mr. Darden joined the Keys Management Team in 2019. Mr. Darden had eight years as a maintenance technician in the real estate industry. Mr. Darden was hired as a maintenance technician and showed the desire to earn his CAM license and further develop his career. Mr. Darden trained with our executive team in 2019 and obtained his CAM license in 2020. Mr. Darden works with a small portfolio and a large-scale HOA. Mr. Darden came to Keys Property Management to grow his career and expand his knowledge of our industry.

    Maintenance Manager-CAM

    Mr. Palm came to our firm as a maintenance technician with thirty years’ experience in the construction industry. Mr. Palm brings a knowledge and skill set equivalent to his years of experience in the construction industry. He began managing an apartment complex in 2002 handling all aspects of the onsite responsibilities. Mr. Palm started with Keys Property Management in 2014 and obtained his CAM license in 2015. Mr. Palm has since managed a portfolio of Associations fulltime since obtaining his license in 2015. In 2021 Mr. Palm was promoted to the position of Maintenance Manager. Mr. Palm oversees our maintenance team and the daily operation, supervision, and training of our team members.

    Ms. Stewart brings with her over 35 years of experience in Community Association Management industry. Ms. Stewart’s career began in the Orlando market working for a large property
    management firm as an on-site property manager at a 316-unit condominium in Winter Park. After 14 years Ms. Stewart was promoted to a District Manager in the Brevard County market. Ms. Stewart’s many years of management experience includes condominium & homeowner associations, shopping centers, commercial
    properties, and rental communities. Having done business with Keys Property Management through the years, and impressed with what they had brought to Brevard, Ms. Stewart decided to join the ‘Keys team’, where we can show professionalism, and take an interest in you, your family and your community.

    Mrs. Weatherman joined the Keys Management team in 2025. Mrs. Weatherman has 6 years’ experience in the multiple roles in the property management field. She original started as an onsite assistant manager to a large-scale prestigious golfing community in Boca Raton, FL. She was promoted to office manager and learned the back end on how everything worked while being trained to get her CAM license which she received in 2022. Since receiving her license, she has a well-rounded background in HOA, Condominium, Commercial, Co-Ops and rentals. Dana enjoys helping residents and boards come to resolutions quickly. She is motivated to bring out the best in her communities and encourage transparency between board members and the membership.
