Keys Property Management Enterprise, Inc. a family owned and operated business, was founded in Key West, Florida in the year 2000 by James and Karen Headrick. In 2005 the company expanded operations into Brevard County, adding a corporate office in Cocoa Beach, FL. In 2018 we opened a second fully staffed office in the Suntree/Viera community. The executive level employees offer over 170 combined years of property management experience. Throughout the years, the company has managed more than 35,000 units from properties and developments. The company maintains long lasting relationships with its clients. Its Key West beginnings have laid a foundation of expertise in hurricane preparedness and aftermath.

Keys Property Management is an active member in the Space Coast Communities Association (SCCA), Brevard Community Association Advisors for Management Professionals (CAAMP), and the Community Association Institute (CAI) to keep up with the ever-changing regulations and complexities of Association Management and the company is proud of its Community Association Institute affiliated management company designations. The firm prides itself on the visibility and accessibility of its management staff, which has been a large factor in ensuring the success of the company. Employees are encouraged to expand their education by attending seminars and obtaining designations offered by various industry organizations.     CAM, CMCA®, AMS®, Florida Licensed Real Estate Sales Associate

    Mr. Headrick brings with him over twenty years of management and supervisory experience in addition to more than ten years in Association Management. Prior to working in real estate, Mr. Headrick worked for Coca Cola where he managed national chain accounts and independent locations. Responsible for overall company growth, increasing company profits, and maximizing the efficiency of the operation, Mr. Headrick also trained new account managers and oversaw the distribution system. He played a pivotal role in contract negotiations with governments and corporations. Mr. Headrick brings extensive customer service experience built on long standing client relationships and understanding the needs of his customers. His success is driven by his effective decision making and exceptional ability to problem solve. Mr. Headrick has continued his education through CAI earning his CMCA® and AMS®.

  • Robert Tanz -


    Mr. Tanz and brings with him over 18 years of field management and corporate operations experience. Mr. Tanz was previously employed by Apartment Investment and Management Company (AIMCO), serving as Office Support and Analysis Manager for a 1700- unit luxury community. Serving in a liaison role for much of his career, Mr. Tanz has experience in a broad range of business operations, including field/site operations, human resources, information technology, regulatory compliance, legal consultation, corporate communications, vendor relations, risk management/ subrogation, training, purchasing, data-mining/database reporting and analysis, marketing, internal audit, financial analysis, and customer service. Mr. Tanz holds a bachelor’s degree in business administration from Hawaii Pacific University, a Florida CAM license.

  • Jeanine R. Tanz  -

    CPM®, CAM, Florida Licensed Real Estate Broker, PhD, BCBA-D

    Mrs. Tanz has over 16 years of experience in the real estate industry and has overseen the operations of over ten thousand units in several states throughout the nation. Mrs. Tanz has supervised a diversified portfolio of high rise, garden style and townhouse properties. She has extensive knowledge in the management of multi-family and mixed use locations consisting of tax credit, market rate, rehab, lease-up, commercial retail and historic sites as well as experience in human relations, training, operational, accounting, financial review and budgeting experience. Previously, she served as Sr. District Manager for Cornerstone Residential Management, Inc., where she supervised properties containing 4,219 units and 89 employees with 4 lease ups and 1 rehab. Mrs. Tanz holds a Doctorate in Behavior Analysis from the Florida Institute of Technology, a CPM® designation from the Institute of Real Estate Management, a Florida CAM license and a Florida Real Estate Brokers License.

    Ms. Stewart brings with her over 35 years of experience in Community Association Management industry. Ms. Stewart’s career began in the Orlando market working for a large property
    management firm as an on-site property manager at a 316-unit condominium in Winter Park. After 14 years Ms. Stewart was promoted to a District Manager in the Brevard County market. Ms. Stewart’s many years of management experience includes condominium & homeowner associations, shopping centers, commercial
    properties, and rental communities. Having done business with Keys Property Management through the years, and impressed with what they had brought to Brevard, Ms. Stewart decided to join the ‘Keys team’, where we can show professionalism, and take an interest in you, your family and your community.

  • Darcy Sunderland -


    Mrs. Sunderland brings with her over 14 years of property management experience ranging from managing a 200-acre camp in the Rocky Mountains of Colorado, to managing over 400 condominium units and over 1200 single-family home units. Mrs. Sunderland’s highly organized skill set has allowed her to succeed as a Florida licensed CAM in a very challenging industry. Previously, Mrs. Sunderland managed a ground water environmental engineering office where she succeeded in keeping the engineers on task in delivering their reports to the local State and Federal agencies. Mrs. Sunderland is proud to work for a highly organized company such as Keys Property Management. Mrs. Sunderland is in the process of earning her CMCA certification. Mrs. Sunderland enjoys using her skill set in assisting Boards and communities in achieving their goals and maintaining property values.

    Mr. Sunderland started out his business career in the insurance and financial services industry, first as a licensed insurance agent, and then moving into the financial services industry as a security licensed financial planner for CIGNA Financials Services. Mr. Sunderland then moved into assistant administrator position for one of the world’s largest charities serving as the charity’s liaison and manager for legal/financial matters and property acquisitions. Mr. Sunderland has been in the property management industry for the last 14 years managing both condominium, homeowner associations and single- family home communities. In addition to holding a Florida CAM license, Mr. Sunderland has earned the international CMCA certification. Mr. Sunderland enjoys the challenge of using his background in assisting communities in building and sustaining strong financial standing and longstanding relationships.

    Mr. Parkhurst has been passionate about property management since his earliest years growing up in Brevard County, Florida. Mr. Parkhurst always knew that he wanted to chart a path helping others and found his true calling in property management serving communities as a licensed community association manager. Mr. Parkhurst began his career in retail management and brings 12 years of managerial experience. During Mr. Parkhurst time in retail, he was able to develop skills related to budgeting, safety and loss prevention oversight, employee recruitment and supervision. Mr. Parkhurst also dealt with a wide array of vendors and service providers. In addition, he developed valuable skills interacting with customers in all facets of the industry and his daily operation. These skills he has been able to utilize in the management industry. Mr. Parkhurst is very customer oriented and understands how to multitask and ensure that the needs of communities are being met.

    Mr. Alexander began his first fulltime job in leadership in 1986. During his career, he has served in managerial roles for Wal-Mart, Universal Studios Orlando, and Comcast Cable. Mr. Alexander began his Association Management career in 2004 in Brevard County experiencing four major hurricanes during his first year in the industry. Rick joined our team working with us and then one of our client developers in two large communities. He obtained his CAM license in 2006 and has been fulltime in the industry since obtaining his license.

  • Kevin Palm -

    Maintenance Manager-CAM

    Mr. Palm came to our firm as a maintenance technician with thirty years’ experience in the construction industry. Mr. Palm brings a knowledge and skill set equivalent to his years of experience in the construction industry. He began managing an apartment complex in 2002 handling all aspects of the onsite responsibilities. Mr. Palm started with Keys Property Management in 2014 and obtained his CAM license in 2015. Mr. Palm has since managed a portfolio of Associations fulltime since obtaining his license in 2015. In 2021 Mr. Palm was promoted to the position of Maintenance Manager. Mr. Palm oversees our maintenance team and the daily operation, supervision, and training of our team members.
